Jameson breaks ground on 50 E. Chestnut
Even by the luxury standards of the Gold Coast, it’s unusual to find a residential highrise that dedicates only one unit – a virtual penthouse – to each of its floors. Jameson Development hopes that configuration at its 50 E. Chestnut project, which broke ground Sept. 8, will sound a note of exclusivity in an already small and rarefied market.

Loft-like units a hit in Bridgeport

Silver Tower to rise in River North
Silver Tower, a 38-story glass highrise planned for 303 W. Ohio St. might seem alien among the brick and limestone of River North, but its modern sculpture-like features could make the 233-condo development a natural for the neighborhood’s art gallery scene.

The Marquee shows French influence
The Marquee, a 25-story tower planned by Sedgwick Properties in the South Loop, might look at home in the Gold Coast or amidst the historic buildings across from Millennium Park, but the developer argues that it also will fit its context, at 1454 S. Michigan Ave., in the South Loop.

Deco design marks Astoria Tower
Some architecture buffs equate contemporary design with innovation, but that’s a mistake, according to Pat FitzGerald, associate president of FitzGerald Associates Architects. FitzGerald designed Astoria Tower, a 30-story highrise planned for 8 E. 9th St., with the verticality, stepped exterior, and brick and cast-stone façade of the art deco era, but his focus is squarely on the changing needs of 21st century buyers.

Edgebrook single-families under $1 million
CA Development recently filed an application with the city for Edgebrook Glen, a planned development of 64 luxury single-family homes at 5200 W. Armstrong Ave., on the far Northwest Side. The project will offer families suburban-style space – detached homes, large yards, and a location adjacent to the Indian Woods forest preserve – but within the Chicago city limits, according to developer Paul Bertsche.

Horizontal emphasis marks 30 W. Oak design
About 75 percent of the units have been sold at 30 W. Oak, according to developer Smithfield Properties. The highrise came online in early 2004, but a sales center on site was closed when construction began.

Rezmar to start Riverside Dist in 1st quarter
Rezmar Development Group will open residential sales at the Riverside District, a 62-acre mixed-use community planned for the South Loop, during the first quarter of 2006, according to Alexandra Korompilas, director of sales and marketing for the company.

Developer recreates lofts in new condos
Since lofts came to dominate Chicago’s condo market in the’90s, we’ve seen all manner of new construction masquerading as “lofts.” Lofts, as far as we’re concerned, are buildings constructed for commercial purposes – as warehouses, factories, offices – and later converted to residential use.

Fairbanks starts with big base of sales
Developer Centrum Properties hit the 25 percent sold mark during its first weekend of sales at the Fairbanks at CityFront Plaza, a 31-story condo development planned for the 200 block of East Illinois Street, in Streeterville.

Half of Grand Plaza going condo
Terrapin Properties and Jaeger Equities are converting the 37-story west tower of Grand Plaza, at 545 N. Dearborn St., in River North, to condominiums. NNP Residential & Development and its partners will retain the 481-unit 56-story east tower as a luxury apartment building.

Falor opening Hotel 71 units in August
The Falor Companies plans to begin selling hotel condos in August at what is now Hotel 71, a boutique riverfront hotel at 71 E. Wacker Drive, on the edge of the Loop and the Magnificent Mile. The project will be Falor’s third hotel condo development in Chicago, where the new form of hybrid housing has quickly become popular.

Boul Mich gem converting to condos
The environs of Millennium Park can count another adaptive reuse project among their budding ranks of residential buildings. At press time, developer Winthrop Properties planned to open sales in August for condos at the Boulevard, the conversion of the historic Monroe Building, 104 S. Michigan Ave.

Victoria Place: new condos in Bucktown
Bucktown, which went from an artsy, edgy enclave with Polish roots to an expensive neighborhood of popular boutiques and bars during the ‘90s, has little room for new construction. That should spur sales at Victoria Place, a new development of 15 condos at 1815 N. Milwaukee, priced from the $390s to the $410s.

River Village Pointe hits 35% sold
The Enterprise Companies has sold about 35 percent of the 100 condos at its planned River Village Pointe development, the latest in a long series of new projects by Enterprise in the area. This newest mid-rise will be built on the current site of the River Village sales center, at 840 N. Kingsbury, and bring the number of new homes constructed by Enterprise in and around Kingsbury Park to about 1,500.

Chandler opens at Lakeshore East
The developers of Lakeshore East opened sales for the Chandler – the fifth new highrise to be announced in the $4 billion mixed-use community – just as the first tower to be completed there reached the 98 percent sold mark.

Affordable vision on State Street
During the ‘80s and much of the ‘90s, the South Loop was known as the downtown community where buyers could find affordable new homes close to the Loop. But as amenities and popularity expanded in the neighborhood, the vision of an affordable option close to the city center faded. Until now.

A loft by any other name...
When New Homes ran its comprehensive loft living feature in February, we didn’t include the Thrush Companies’ 14-story new-construction tower at 740 Fulton, scheduled to break ground in June. We actually didn’t include any new construction under the heading “loft development” because in our book, a loft is a building originally built for commercial purposes and later converted to residential use.

Roosevelt Square breaks ground in Near W.
Some residents of the Near West Side feel that the community never fully recovered from construction of the expressways and the University of Illinois at Chicago campus – both of which cut large swaths through what in many ways, was the quintessential Chicago neighborhood.
Today, there's more demolition underway, but LR Development and Quest Development Group say they're recreating the flavor of the traditional neighborhood with a major redevelopment on the site of the Chicago Housing Authority's ABLA Homes.
